  • Tis’ the season to be jolly…. and stressed… and busy… and overwhelmed….and BROKE!!!

    It’s so easy to forget the reason for the season and confuse the joy of the holidays with the stress we put on ourselves. That’s right friends, we put it on ourselves. So, we’ve got a couple of ideas to help keep the fun in the air, the festivity in your home, and spread some joy along the way!

    Gifts are a way we show our freinds and family we care. But, gifts don’t have to cost alot or be elaborate. Here’s a few examples of gifts we love and appreciate receiving:

    1. A true gift would be your time, something we’re all short on. Meeting for coffee or taking a walk can send a message that the person is important enough to you to take time out of your day to hear about theirs.

    2. Baked goodies! Who doesn’t love a basket of homemade treats? What a great way to say ” I care….. I covered myself in flour, messed up my kitchen, fought the crowd at the grocery store ALL FOR YOU”!! Seriously, baked goods send love straight from the heart.

    3. No time to bake? How about a jar full of ingredients so the receiver can make their own batch of cookies or brownies when they need a little pick-me-up. If you google “gifts in a jar” you will find pages of ingredients to assemble.  A nice jar, a recipe card, a pretty ribbon….ta da! You’re a hero.

    4. Coupons!!! Make a coupon book for someone special. This is great because you can customize it to fit their needs. Mom may get a coupon to have lunch. Friends may get a coupon to meet for a manicure/pedicure. Dad may get a coupon to get his car washed!! This is another great way to let someone know they are important to you and nothing says love like the gift of manual labor.

    There are hundreds of ways to spread joy. Be creative. Remember, tis’ the season to be JOLLY!

  • It’s no secret that this is a BUYER’S MARKET! But with that said, buyers can still be victims to paying too much for a home even in today’s market. The key is to be property represented by a seasoned agent. We pride ourselves on looking out for the best interest of our buyers and have some tips to pass along.

    Tip #1 – Work with one Realtor who knows you, your wants/needs, your likes/dislikes, what you can afford, your time frame to buy and your personality.  By partnering with one Realtor or Realtor team, you will not waste valuable time looking at properties that don’t work for you. If you don’t know one, make some calls and set up some meetings to talk to them and interview them. They are working for YOU and should be happy to meet for coffee or come to your home.

    Tip #2 – Be prepared! There is NO sense in looking at property until you’ve been prequalified by a reputable lender and have the appropriate documentation to back up your offer. Also, know that you’re gonna have to be able to write a check for a “good faith” deposit so don’t drain your bank account and think you’re going to buy a house.

    Tip #3 – If you’re the kind of buyer who tours open houses – great! Sometimes it’s fun to stop in and check things out, get a feel for a neighborhood, see the prices. HOWEVER….If you’re the kind of buyer who would walk into an open house, fall in love with the property and tell the agent holding the open house you’re ready to sign an offer – Stop!!!! You are NOT going to be getting the best deal. We firmly believe that if an agent is representing the seller, ie: trying to get them the most money for their home….then they can’t possibly be trying to get the best deal for you too….can they?!?! So, refer back to tip #1 and find a Realtor you feel good about.

    Woman sexually assaulted in Laguna Hills

    Authorities are investigating the alleged sexual attack of a 22-year-old woman Sunday night at her condominium complex.

    LAGUNA HILLS – A man suspected of sexually assaulting a 22-year-old woman in the spa of her condominium complex has been detained, authorities said Monday.

    The man, who lives in the same complex as the victim, is being questioned by investigators, said Jim Amormino of the Orange County Sheriff’s Department.

    Although the incident is still under investigation, Amormino said investigators determined that the man was at the spa when the victim was there.

    The alleged attack occurred about 9 p.m. Sunday when the woman was in the spa of her gated Laguna Hills Village condominium complex on the 23300 block of Santa Vittoria. That’s when a man carrying a six-pack of beer entered through an open gate, sat on a nearby bench and tried to initiate a conversation with her, Amormino said.

    “She tried to leave. He grabbed her by her hair, forced her back in the Jacuzzi and then he jumped in,” Amormino said. “He then raped her.”

    After the alleged assault, the man who is described as being 5’7″ tall and having short black cropped hair, walked to a nearby parking lot and got into a light-colored Ford Explorer and sped away, Amormino said.

    About 11 a.m. Monday, as Amormino answered media questions, he noticed a man driving slowly by the complex in a gray Ford Explorer.

    “I jumped in my car and followed him,” said Amormino, who was with the Los Angeles Police Department for 22 years. “I turned over the license plate number to investigators and they located the suspect at his nearby home.”

    The man being questioned lives about a mile from where the attack took place, Amormino said.

    “I was lucky to see him drive by and I got suspicious,” Amormino said. “Sometimes you get a gut feeling and I got that gut feeling.”

    The investigation is continuing.

    Buying foreclosures has promise, pitfalls Purchasing such properties requires thorough vetting.  By RICHARD I. RYDSTROM: SPECIAL TO THE ORANGE COUNTY REGISTER     Rising foreclosure rates in Orange County and across California present great buying opportunities for investors, first-time homebuyers and others interested in purchasing real estate at a discount.    Buyers can make a purchase at three stages of the foreclosure process.    First, they can buy properties directly from the homeowner in the “before” stage (called pre-foreclosures). The second opportunity comes at the foreclosure sale or auction. Finally, one can purchase a foreclosed property after the foreclosure sale as an REO, or real estate-owned property. In this case, the seller is the bank or lender that took the property back after foreclosing on the homeowner.    Let’s look at the challenges and opportunities of each stage.    PRE-FORECLOSURE STAGE     The pre-foreclosure stage is the period between the filing of a notice of default by the lender and the foreclosure sale. Great opportunities exist for purchasing properties at 10 percent to 40 percent below market value, but buyers must heed two critical caveats. First, the pre-foreclosure stage is strictly governed by California law, which makes it a crime to buy property from a homeowner in foreclosure unless:    The proper home equity and notice of default purchase agreements are used.    The buyer does not sign any deed or side agreements until the expiration of the cancellation period.    The buyer has a signed notice of cancellation giving the seller until midnight of the fifth business day to cancel the deal.    The second caveat is that there may be liens or judgments against the property. It’s crucial to research the property’s title so contract terms can be written to exclude or negotiate satisfaction of liens and judgments (at deep discounts, usually 50 percent to 90 percent off face value).    Buyer beware! Run a preliminary title report with a title company or search public records at the Orange County Assessors Office.    The pre-foreclosure stage also presents an opportunity to purchase the property at 20 percent to 40 percent off market value as a “short sale,” meaning at a price below the amount due on the mortgage(s).    However, getting the lender to agree to a short sale can require months of negotiations and the submission of a short sale package documenting:    Homeowner hardship. Property/ neighborhood hardship with rebuttal broker price opinion (BPO) appraisals. The BPO is the fair market price established by the lender, which usually differs greatly from the price at which the borrower expects to sell the home. The buyer can rebut the BPO with a local Realtor’s rebuttal BPO, an AVN (automated valuation network) or AVM (automated valuation model) report, or a physical appraisal.    Hardship in the economy. Note that the homeowner may be subject to income tax on the amount of forgiveness of debt or on the amount of the nonpurchase money mortgage (refinanced mortgage) deficiencies. Therefore, buyer and short-seller should negotiate the waiver of the deficiency judgment and/or income tax liability. To avoid lawsuits, disclose these contingencies in writing to the seller.  WALL STREET REOS  Keep an eye on these Wall Street investment banks that will be selling REOs at deep discounts: Bear Stearns Citigroup JP Morgan Chase Merrill Lynch Morgan Stanley Lehman Brothers  AUCTION STAGE  Buying at the foreclosure sale or auction involves bidding against other potential buyers, which usually raises the price. Buyers must pay for the property in full with cash or a cashier’s check. The minimum price is determined by the credit bid, i.e., the minimum amount due to the lender on the loan with associated costs. Again, the watchword is buyer beware as there may be liens or judgments against the property that the successful bidder will inherit. Although it is possible to get these properties for up to 40 percent below market value, competition among bidders may reduce the discount.  REO STAGE  At the REO stage (real estate owned by a financial institution), buyers can purchase the property directly from the lender or its representative (an REO auction service).    The benefit of buying property at this stage is that any liens or judgments will already have been eliminated by the foreclosure sale. Further, as REO inventories grow rapidly, sales and auctions will result in deep discounts ranging from 10 percent to 40 percent below market, with favorable or flexible buying terms.    However, the best-kept secret for REOs is that Wall Street investment banks have been forced to take title to properties they are unprepared to administer, creating direct REO purchase opportunities at deep discounts from 10 percent to 50 percent or more. This opportunity is an anomaly of the recent mortgage meltdown.    DO YOUR HOMEWORK     Don’t get carried away as Orange County’s foreclosure rates continue to rise and the buying frenzy builds. Just because a property is in foreclosure doesn’t mean it’s a good deal. Always thoroughly research the property and the neighborhood to avoid getting stuck with liens, judgments, bad neighbors and other surprises. For added protection, consult with Realtors, attorneys and other professionals.

     

  • As you may or may not know, Mike and I LOVE to work with brides and newlyweds to place them into a home.  We talk to so many cool OC brides who are on our Vow2Save program, we thought we would share some fun with you. 

    Today I talked to quite a few brides and I have to say you ladies are so creative!  I loved checking out your wedding websites and hearing your ideas. 

    I do wonder, though, why half of you are going to Vegas to get married???  Isn’t that where the bachelor and bachelorette parties should be??  What’s wrong with a nice Laguna Beach wedding or any other beach in the OC??  Maybe I just think like that because we grew up in Michigan…maybe if I grew up here I would want to get married in a new and exciting place too…hmm…

    Anyway, on to the fun.

    Now-a-days for the out of town weddings, you absolutely HAVE to have a website.  Your guests will DRIVE YOU CRAZY WITH QUESTIONS IF YOU DON’T 😦  And I love it that Maurine thought to put some Vegas things to do and know on there…way to not be bridezilla and only think of yourself, girl!! 

    Another fun idea…one bride we know recently got engaged in San Francisco.  She’s getting married in OC, but wanted to have a little taste of San Fran incorporated within the wedding.  How to handle?  Easy!  Have a photographer go and take pics of areas that the two of you love, or just pretty landmarks, and then name your tables after them and use the photos as part of the centerpiece.  How cute!

    One other bride we knew wanted to get pictures of downtown Laguna Beach in her wedding dress for her beach-themed wedding…but she was getting married in her family church in Dana Point.  She solved the problem by putting a 2 hour block in between the wedding and the reception, and the wedding party went down to Laguna for some wedding photos to remember.  THEN, she used those pics on the thank you cards.  Way cute.

    Do you hate the thought of writing your thank you’s?  I saw another bride make a TOTALLY personal thank you and save a ton of time by printing out a collage of photos, and writing a quick thank you ON THE PHOTOS with a sparkly sharpe.  Niiiiiice, not a lot of space to write awkwardness, but totally personal and heartfelt, what a great idea 🙂

     I took the day off real estate today to go and work the Project Playhouse raffle at the Angel’s game.  Brad Coleman my manager at Metro Realty recruited both me and Bob O’Brien to help out…it was lots of fun…there were so many people at the game!  I think we got a lot of tickets sold too. 

    The raffle entered people into a drawing to win this awesome Angel’s playhouse.  The playhouse is AMAZING and was built by Taylor Woodrow builders:

    I wanted to let you all know if you DON’T have a favorite charity yet, Homeaid is a good choice!  They sponsor this Project Playhouse, which are those little doll houses you see every year about this time along PCH in Newport Beach by Fashion Island.  I love working with Habitat for Humanity too, either charity helps to get people who deserve housing into a home, and you don’t have to be “a regular” to make a big difference.   

    If you’re still a volunteer-a-phob you can go to either website and donate.  I keep thinking if everyone who walked past me today just bought ONE ticket…big groups can do so much when everyone gives a little together.  If anyone has any other creative ways to reach out to Orange County feel free to comment! 

  • Hi everyone,

     Hope you’re doing well!  This morning I was supposed to go to a nice Sandler Sales meeting, however I was rudely misdirected when my tire blew at the Y of the 5 and 405 freeways.  As a woman, blowing a tire freaks me out.  I know I should know how to change one, I kindof do… but that doesn’t mean I want to get out of my car next to the screaming freeway and try my luck. 

    Thankfully, I remembered that Mercedes gave me roadside assistance when I got the car, (thank you to Julio @ Waters Mercedes for explaining that to me when I bought it!) so I went ahead and called the number in the manual.  No holding, quick response, so that was nice.  They had to pass me to the local dealer, then the Laguna Niguel Mercedes had to direct me to their tower. 

    By that time, there was already a tow truck in front of me.  I guess we have a FREE roadside service here in OC that is sponsored by Cal Trans, CHP, and Octa.  The nice man with Mercedes roadside told me to politely decline any help or to make sure to tell the person helping that my lugnuts (funny word) from the regular tire could NOT be used on the spare.  I was happy he told me this, because if I was going to attempt the change myself, I probably would have done that.  So, I proceeded to tell the nice tow truck guy (Alan) this, and he kinda laughed like I know I do this every day.  Der, just let him do his job, right!?

    So he proceeded to change my tire (on the scary side of the road thank you thank you thank you) and I figured I should blog to let all of you know.

    I asked Alan “so do you guys just drive around looking for people to help out?” and the answer was pretty much yes.  How fun to be a little hero every day 🙂  They will bring you gas, get you to a phone if you don’t have one, put on spare tires, all that stuff us girls should know how to do but don’t.  Here’s a map of the areas they patrol.  Hopefully you DON’T have to call soon, but in case its nice to know there are people out there willing to help when you’re in need.

  • Eeks!!! If you’re like most of us in Orange County, you’ve been in or are currently in some kind of debt.  It usually started out with a small limit on a credit card or an auto loan….. and BAM!     Dave has information for kids and offers advice on teaching kids how to deal with money. How awesome to be able to share his knowledge with your kids and give them skills that most adults don’t know. Wow!!

    Don’t let debt stop you from fulfilling your dreams and don’t think you’re alone. It’s never too late to start over!! You can be on the road to financial freedom or just build some knowledge. After all…..Knowledge is POWER!!

  • Hi everyone,

    Hope you had a great weekend – ours was very nice!  We went to a baby shower for a couple of our past clients, which was so fun.  (Did you know like 50% of our closed clients have a baby within a couple years of moving in???  OMG!) 

    There were gifts galore – the place was littered with pink and fuzzy everything.  One awesome gift that Grandma-to-be got for our friends was 3 months of cleaning services.  Way to go Grandma!!  She mentioned she wasn’t sure of any cleaners in the area, though, and I felt bad that I have not done a better job of telling people all the resources we have available on our website (like cleaners and painters and CPA’s).  Bad Realtor, Angie, BAD!!!

     Mike and I do a ton of networking in Orange County, and we come across all kinds of businesses and business people in our line of work.  One thing we do as a service to our past, present, and future clients, is keep a database of these community services.  We even put many of them online right here on our website, on the Local Services page:

  • I had to take a moment to blog about our best deal ever.  I’m talking best buyers, best sellers, best team, best all around EXPERIENCE.   Working in the Orange County Real Estate field for over 4 years now, Mike & I have some big time horror stories.  Real Estate is NOT easy, there are lots of personalities, paperwork, and pitfalls to deal with.  This deal was cake though – yay!!!

     It started out with great, level-headed buyers who knew exactly what they wanted.  They were educated on comps, the current market, and had an excellent understanding of important buying strategies. 

    Then, it snowballed with a perfect property, and great sellers.  The sellers openly disclosed and discussed any problems with the property.  They were awesome with letting our inspectors in, honoring reasonable repair requests, and just open communication in general.

    I want to give credit to all the people who ROCKED THE HOUSE with this smooth deal 🙂  I met one of the nicest Orange County real estate agents I have ever worked with, Susan McDonnell.  A fellow midwesterner, Susan totally was out for her clients’ best interests, and represented them flawlessly.  She worked hard, and was always available by phone and email.  She expedited her responsibilities promptly, even ahead of time.  She was trained on her technology AND knew the paperwork well, which is honestly a rarity around here (I am not sure why)!  I only wish I worked in a world of Susan McDonnells.  It was a pleasure doing a deal with her 🙂

    ALSO, I have to give props to Barbara Johnson with Legacy Home Loans.  Lenders are dropping like flies right now, and this was one I had never met (buyers knew her previously).  Barbara exceeded all expectations – she PROACTIVELY handled situations – like scheduling the appraiser to walk in while I was on the inspection (thanks for saving me the extra trip, and the sellers the extra privacy invasion).  She called ME to let me know docs are already in escrow a week EARLY.  (wow, I am usually babysitting lenders about this!)  Barbara called me back same day, always, and offered me her cell for weekends.  I didn’t need to use it, though, because the woman is on the ball 🙂

    Then we had Janice A, our lovely transaction coordinator.  We never have to worry about paperwork, Janice handles all of it.  She had the entire completed file in to our corporate Newport Beach office a day early, and we so THANKFUL for her looking over all the paperwork.  We would really rather make eye contact and engage in full conversation with our clients, and when we’re doing that sometimes an initial or checkbox gets missed.  Janice always gets the sigs where we need them, when we need them.  If any of you Realtors out there need an awesome Transaction Coordinator, Janice A is your girl.  She gets a perfect file, every time. 

    There’s still more – we want to thank Mike Cantor of 20-20 Home Inspections for doing a very thorough inspection.  Mike ALWAYS takes time to tell our buyers details about the home they are buying, and make them aware of any potential safety or upkeep issues with the property.  He’s so thorough, that he guarantees his inspection for a whole year.  Mike takes twice as long as other inspectors, because he leaves no stone unturned.  This Foothill Ranch property actually returned his BEST  inspection report yet…this is a SOLID property for our buyers…woohooo!

    Finally I would just like to say thank you to Kandy over at Hartford Escrow, Danny Atkins for fixing the roof tiles, and anyone else I forgot to mention.  Brad Coleman (Metro’s VP)gets the last shout out for his forever solid real estate advise.  Brad helped me with a great new way to counter for services.  After going back and forth about the buyers and sellers choice of escrow and title services, Brad suggested that we counter back “Escrow & Title to be buyer’s OR seller’s choice, whichever company offers the best price.”  Well, how can ya argue over that?  Nobody did, and the deal came together easily.  Brad’s always coming up with creative ways to help me best serve our buyers and sellers – gotta love it!!   

    Thanks again to everyone involved – there are so many complaints about businesses and people on the internet…especially blogs… I just wanted to remind everyone to be thankful for your positive experiences and blog about those too 🙂

  • Leaving the country soon???  I thought you might like to know you can apply for a passport, change your name on your passport, or get your passport photos taken at the Mission Viejo public library off of La Paz and Marguerite.  I had to go today in order to get my name changed to “Weeks” on my passport, Mike is taking me on a cruise soon! 🙂

    Mission Viejo LibraryThe library has walk ins on Wednesday and Thursday, and appointments on Saturday.  There are nice people there helping you with the right form, fees, reviewing your forms, etc.  It’s nice to have a second set of eyes to help you review your application.  Since there is a backup, it would be annoying to get denied for filling out the app wrong!

    You’re probably laughing since I have been married for 3 years, and have not fully changed my name.  I KNOW, go ahead!  I did find a neat little kit to solve that for future brides, though.  The Name Change Kit for Brides makes a perfect, inexpensive, creative, engagement gift and it provides all the forms and information you need to change your name. 

    I think the passport was the last thing with my maiden name on it left.  I had most of my name changed the first year, except for health records and my email.  I’m almost there haha.

    Mike and I bought our very first condo in Laguna Village, in Laguna Hills.  We still love those properties and highly recommend them.  Why?  A few reasons:

    2. We love the extra storage “caves” especially the upgraded caves turned to wine areas, offices, etc.  (Yes you have to go see one to understand what we’re talking about but its cool, promise)

    4. Views – city lights or hills – but prices are for first time buyers 🙂

    Laguna Terrace is right next to Laguna Village, and we used to walk Smokey in that neighborhood.  We used to dream one day of having our own yard so the dog didn’t always have to be on a leash.  One day before we were Realtors, another agent came to our door and told us we had made money on our condo, did we want to upgrade?  I thought of Laguna Terrace and the detached house with the yard…so we moved right around the corner 🙂  We lived in Laguna Terrace for 4 years and we MADE more money on that house than we PAID for it.  So I have to say I think its a good neighborhood to have your own home or investment in.  Why?  A few reasons:

    1.  Great elementary San Joaquin in walking distance to most of the homes in Laguna Village
    2.  CUTE Detached houses for some of the lowest prices in Orange County. 
    3.  Plus there are no HOA’s or Mello Roos. 
    4.  Laguna Village is tucked back into its own little corner (no busy streets) with great parks and views too.

  • Hi everyone,

    El Cortijo I stopped by a cute open house in the La Paz Central tract this weekend and thought I would share.  Currently La Paz has 21 properites active ranging in price from 629-918K.  I checked out 24861 El Cortijo, which was in the middle of the range at 750K.  It had a large lot and was well kept.  I liked their upgraded cupboards and light and bright kitchen and dining area.  The huge picture window by the dining room that looked out to the courtyard was my favorite.  Here’s a picture, you can see the rest of the active properties by clicking the link above. 

     La Paz is in “old” Mission Viejo, its about 2 miles from Lake Mission Viejo.  Its a nice community with no mello roos or HOA’s, and the properties have large lots.   Let us know if you would like to go and see any of the homes available!  As for comps, there have been 9 homes sold in the last 3 months in the La Paz tract, ranging from 625-910K.   Knowing that Mission Viejo is only second to Newport Beach in salary averages, that’s pretty good pricing 🙂
